COMMISSIONER’S SALE

NOTICE IS HEREBY GIVEN, that Pursuant to the authority and directions contained in the order of the Chancery Court of Miller County entered on December 28, 2012, in case number CV-2012-0368-3 between Plaintiff, Commercial National Bank, and Defendants Cecilia Campbell and Worldwide Asset Purchasing, LLC., the undersigned, as Commissioner of such Court will offer for public sale to the highest bidder at the west door or entrance of the Miller County Courthouse within the hours prescribed by law for judicial sales on Wednesday, the 6th day of March, 2013, the following described real estate (Tract I and Tract II):
TRACT I
Part of the Fractional Northwest Quarter of the Northeast Quarter (NW 1/4 NE 1/4) of Section Twenty-Four (24), Township Eighteen (18) South, Range Twenty-Seven (27) West, Miller County, Arkansas, and more particularly described as follows:
BEGINNING at the Northeast corner of said Fractional NW 1/4 NE 1/4 of Section 24, Township 18 South, Range 27 West, Miller County, Arkansas:
THENCE: West 502 feet to an iron stake;
THENCE: South 573.13 feet;
THENCE: East 502 feet, more or less, to the East boundary line of said Fractional NW 1/4 NE 1/4;
THENCE: North 573.13 feet, more or less, to the POINT OF BEGINNING, and containing 6.605 acres of land, more or less, and SUBJECT TO an easement for road an utility purposes over and across the East 20 feet of the above described lands.
TRACT II
Part of the Fractional Northwest Quarter of the Northeast Quarter (NW 1/4 NE 1/4) of Section Twenty-Four (24), Township Eighteen (18) South, Range Twenty-Seven (27) West, Miller County, Arkansas, and more particularly described as follows:
BEGINNING at a point 573.13 feet South of the Northeast corner of said Fractional NW 1/4 NE 1/4 of Section 24, Township 18 South, Range 27 West, Miller County, Arkansas:
THENCE: West 502 feet;
THENCE: South 746.87 feet, more or less, to a point in the South boundary line of said Fractional NW 1/4 NE 1/4 of Section 24, Township 18 South, Range 27 West;
THENCE: East 84.58 feet, more or less, to the Southwest corner of a 2 acre tract of land;
THENCE: North 208.71 feet, more or less to the Northwest corner of said 2 acre tract;
THENCE East with the North boundary line of said 2 acre tract of land, a distance of 417.42 feet, more or less, to the East boundary line of said Fractional NW 1/4 NE 1/4, said point also being the Northeast corner of said 2 acre tract of land;
THENCE North with the East boundary line of said Fractional NW 1/4 NE 1/4 , a distance of 538.16 feet, more or less, to the Point of Beginning, and containing 6.607 acres of land, more or less, and also an easement for road and utility purposes across and over the East 20 feet of the North 573.13 feet of the Fractional NW 1/4 NE 1/4 of Section 24, Township 18 South, Range 27 West, Miller County Arkansas.
TERMS OF SALE: On credit of three months, the purchaser being required to execute a bond as required by law and the order of this Court, with approved security, bearing interest at the rate of ten percent (10%) per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchaser money.
