IN THE CIRCUIT COURT OF MILLER COUNTY, ARKANSAS BEN A. HATRIDGE, JR. PLAINTIFF vs. SUSHIL GAURIAR, RANI GAURIAR, and THE INTERNAL REVENUE SERVICE DEFENDANTS NOTICE OF FORECLOSURE SALE CASE NO. CV-2007-401-3 NOTICE IS HEREBY GIVEN, that pursuant to the authority and directions contained in the order of the Chancery Court of Miller County, Arkansas, entered on February 7, 2008, in Cause No. CV-2007-401-3 between Ben A. Hatridge, Plaintiff, and Sushil and Rani Guariar and the Internal Revenue Service, Defendants, Mary Pankey, Circuit Court Clerk, the undersigned, as Commissioner of such Court, will offer for public sale to the highest bidder at the south door or entrance of the Miller County Courthouse at 10:00 o’clock a.m., on the 25th day of March, 2008, the following described real estate located in Miller County, Arkansas: All that certain parcel of land being a part of the Southwest Quarter of the Southwest Quarter (SW 1/4 SW 1/4) of Section Thirty-four (34), Township Fifteen (15) South, Range Twenty-eight (28) West, Miller County, Arkansas, and described by meted and bounds as follows: COMMENCING at the Northwest corner of said SW 1/4 SW 1/4, Section 34, T 15 S., R. 28 W.; THENCE: run South 269 ft. to the Point of Beginning; THENCE: run East 313.82 ft. to a point; THENCE: run South 715.4 ft. to a point on the North boundary line of a 6.75 acre tract conveyed to Gary Dodd, et ux, recorded in Vol. D-325, Page 700, Deed Records, Miller County, Arkansas; THENCE: West along the North boundary line of said Dodd tract a distance of 313.82 ft; THENCE: North 715.4 ft. to the Point of Beginning, containing 5.15 acres of land, more or less. TERMS OF SALE: On a credit of three months, the purchaser being required to execute a bond as required by law and the order of the Court, with approved security, bearing interest at the rate of ten percent (10%) per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchaser money.
