The developer of Hotel Grim, Jim Sari, plans to renovate the former Rialto Building, left, into office space and the former Sears Building, right, into apartments.

The developer set to renovate the Hotel Grim will also rescue two other nearby downtown buildings, the city of Texarkana, Texas, announced Wednesday.

The old Sears building at 301 Pine St. will be converted into about 20 market-rate apartments, and the Harrell Building, formerly known as the Rialto Building, at 317 N. State Line Ave. will become office space.

The Grim will convert to about 98 affordable family apartments with commercial space on the ground floor.

The original goal was to offer mostly market-rate apartments in the Grim, but "a recently completed market study and additional environmental costs" caused a change in those plans, a city news release stated.
