TEXARKANA, Texas - In another sign that the long-awaited rehabilitation of the Hotel Grim is imminent, developers Cohen-Esrey Group have launched a website touting the finished product to potential future tenants.

The site, HotelGrimApartments.com, says new apartments in the long-derelict downtown building are "Coming in Spring 2021," and marketing copy on the site provides a glimpse at the developers' vision for the property.

Written as if renovations are already completed, the site calls the Grim's coming studio, one- and two-bedroom apartments "an irresistible urban retreat featuring modern finishes and stainless steel appliances."

The site includes images of the apartments' various floor plans. It does not yet list leasing rates, though a page is set up through which tenants someday will be able to pay their rent.

"Marble flooring, historical archways, and soaring high ceilings greet you as you enter the main lobby. Just beyond the foyer you'll find the community cafe and coffee bar," the site states.

The site boasts of amenities including a fitness facility, a business center, the Palm Room "historical event room" and a rooftop observation deck.

"At Hotel Grim Apartments, contemporary comfort meets historical charm to create a living experience you won't find anywhere else," it states.

Local company Texarkana Fence two weeks ago put up a chain-link security fence around the Grim, taking the first concrete step toward a top-to-bottom renovation that will result in more than 90 apartments plus office/ retail space.

Cohen-Esrey has filed notification with state environmental regulation agencies that asbestos abatement is beginning and will continue into next spring.

Leander, Texas-based Building Abatement Demolition Co. will remove asbestos, lead and mold toxins from the hotel. The abatement stage of the project will involve bringing in portable water and electricity sources, as well as temporary offices. No streets will be closed during the work. BAD Co. has not responded to requests for an interview.

According to a required notification filed with the Texas Department of State Health Services, BAD Co.'s work was scheduled to begin Oct. 10 and is expected to be completed by May 22, 2020.
