More business space and lofts are in the works for downtown

TEXARKANA, Texas - More space is being revamped and converted in the downtown business district, this time at the corner of West 3rd and Main Street, where the building containing Accousticon Audiology is undergoing a significant overhaul. Rogers Construction has been hired by Lee Medley of Columbia Properties for the job.

"This is going to be mostly lofts, located on the second floor," said Mike Rogers, owner of Rogers Construction. "The first floor is going to contain space for businesses, some of which is already spoken for."

The location is catty-corner across the intersection from the Perot Theater.

The project is another example of new development at the city's core. Main Street Texarkana earlier this week told the Gazette that property inventory in this part of town was shrinking - and that's a good thing.

"I love being a part of bringing back downtown," said Rogers. "I've been to Crossties, taken in that venue and what they are doing is really impressive. Downtown really needs things like this."

As for dealing with COVID and how it has affected business operation, Rogers said there has been some effects, but his outfit has dealt with the situation.

"COVID has affected some of my suppliers and delayed the arrival of some materials," he said. "Also, lumber costs are up a bit, but nothing serious. We are still busy, things have not slowed down for us at all."

This renovation project began two months ago, with a few changes along the way.

"The decision to make part of the space lofts was one that was made when work was already under way," he said. "So we shifted gears and continued. It is all growth downtown, all positive."

The project is on course to be wrapped up just before year's end.
